We require all residents to obtain renters insurance with a minimum of $100,000 in liability. We monitor the status of all policies submitted to ensure coverage remains in place throughout the term of your residency. You must list the name of our community (Kingsridge East) as an 'interested party' on the insurance policy official declarations page.

We are so excited to welcome you home! To quickly secure one of our duplexes, you can complete our online application. Just click "Apply Today" to the right of the unit you want to apply for and follow the instructions. Make sure to have all necessary documents uploaded: driver's license, social security number, three most recent pay stubs, current landlord information, and any pet information (if applicable). If verification of income is needed, look out for the VOI email to fill out and complete. 

We accept lease terms of 6 months or 12 months. If you elect to have a short-term lease of 6 months, there's an additional $50 fee that's added to your rent. 

We are pleased to offer a one-time $500 rent credit to any current resident who refers a new resident to our community. The rent credit will be applied to the referring resident's account after the new resident has lived in their new home for 90 days with their account in good standing. 

 

Yes, security deposits are required and are refundable. The deposit can range from $500 to a full month's rent depending on screening results. 

Rent is due on the first of each month and $75 late fees will be issued on the 6th and the 20th.

We accept online payments through the RentCafe portal, Flex program payments, and WIPS. No cash or personal checks are accepted!

Residents are responsible for establishing and maintaining utility services, including electricity, gas, water/sewer, and trash. A flat monthly fee of $8 for pest control will be automatically applied to your ledger along with your monthly rent payment.
